◆Investing in real estate in the USA by a corporation. When purchasing used real estate in the USA, the ratio of building value is 80% to 85% and the ratio of land value is 15% to 20%, which is very different from Japan . For example, if the real estate in the USA is wooden house and exceeds the legal useful life in Japan, it can be depreciated in 4 years (the legal useful life of 22 years x 20%), and if it is RC residential condominium, it can be depreciated in 9 years ( the legal useful life of 47 years x 20%). The depreciation expense is deductible as a loss (available only for corporations).

◆According to the Basic Notification on Property Valuation 5-2 in Japan, if an individual inherits U.S. or China real estate, the inherited real estate shall be valued in accordance with the valuation method stipulated in the Notification. If the property cannot be valued in accordance with the provisions, the real estate shall be valued by taking into consideration the actual sales price, the value of the opinions of real estate appraisers, etc. In the case of inherited U.S. or  China real estate, an appraisal report from a U.S. or China partner appraiser is useful.  Because in the USA and China, there is no RoadRating, the basis for the assessed values of the lands, etc., in the taxation of inheritance tax and gift tax for the fiscal year used in Japan.
